At PH Homes we are committed to minimising the impact our new homes will have on the environment.
At demolition phase we try to reclaim and recycle as much of the existing building as possible and where appropriate re-use reclaimed materials in the construction of our new homes. Where new materials are required every effort is made to source local products.
All our homes are designed and specified to exacting standards producing incredible levels of insulation and efficient heating systems and modern appliances which reduce the amount of energy required to heat, light and run your home.
Drainage and road systems are designed to effectively and efficiently dispose of surface and waste water on site if possible but if not in a manner which minimises/mitigates the impact our homes will have on existing water courses and waste water treatment infrastructure.

Terms and Conditions
This Site (“the Site”) is subject to the following terms and conditions (the “Terms”). By proceeding to view this Site or any part of it, you acknowledge that you have read, understood and accepted these Terms. No other terms shall apply.
These Terms may be varied by PH Property Holdings Limited (PHPH) from time to time and the revised Terms will be deemed to apply at the relevant time in respect of your registration and/or use of the Site.
If you breach any of these Terms, your permission to use the Site automatically terminates and you must immediately destroy any downloaded extracts from the Site.
Accuracy of Information on our Site
This Site comprises marketing material produced by PHPH in respect of properties built or in the process of being built by PHPH or a PHPH group company (“the Developments”). The Site is intended to assist prospective clients of PHPH who may be interested in acquiring properties located within the Developments. These Terms relate to such marketing and other material and how it can be used and downloaded by the user only. The Site does not constitute an offer to enter into any form of negotiation or agreement in respect of any of the Developments or any part of the same nor does it constitute a representation that any specific property or Development will remain open for acquisition for any specific period of time.
Prospective clients are reminded that purchasing property is a major financial commitment. As a result they should take all reasonable steps to ensure that any property they are proposing to purchase is suitable for their requirements in all respects. PHPH and its group companies have taken reasonable steps to ensure that material contained within the Site is accurate but it should not be taken as a substitute for a client’s further enquiries including but not limited to visits to the Developments, discussions with our sales office, independent legal and financial advice.
Without prejudice to the generality of these terms, users of the Site are strictly prohibited from downloading or re-circulating material obtained from the Site for the purposes of promoting properties other than those put on sale by PHPH including properties previously sold by PHPH in the Developments which are offered for resale or lease by third parties.
Nothing in this clause is intended to exclude or limit liability for fraud or for fraudulent misrepresentation or any other liability which may not be legally excluded or limited.
PHPH believes all information on the Site is up to date at the time it is posted. PHPH reserves the right to add, alter or delete material from the Site at any time and may, at any time, revise these Terms without notifying you. You are bound by any such amendments and PHPH therefore advise that you periodically visit this page to review the current Terms.
Whilst PHPH uses reasonable efforts to include accurate information in the Site, it makes no warranties or representations as to the accuracy of any information given and all such warranties (whether implied or otherwise) are excluded to the extent permitted by law. PHPH excludes all liability for any errors or omissions in the content of the Site to the fullest extent permitted by law.

PHPH has not reviewed and cannot be responsible for the privacy policies and practices of other websites even if you access them using links from the Site and recommends that you check the terms and conditions and privacy policy of each website you visit and contact its owner or operator if you have any concerns or questions. Likewise, if you linked to the Site from a third party website, PHPH cannot be responsible for the privacy policies and practices of the owners or operators of that third party website and recommend that you check the policy of that third party website and contact its owner or operator if you have any concerns or questions. PHPH makes no warranties or representations in respect of any linked third parties’ websites. PHPH excludes all liability for loss or damage to the fullest extent permitted by law arising in respect of any content on such websites.
For the avoidance of doubt, the presence of a link to a third party website will not be deemed to be a recommendation of such websites or any advice or information on them by PHPH.
Our Liability
The Site and the information contained on it is provided on an “as-is” basis and PHPH shall not be liable to you in respect of the Site or the use, accessing, downloading or relying on any information contained or referred to on the Site.
PHPH excludes all liability to the fullest extent permitted by law whether in contract (including under any indemnity or warranty), in tort (including negligence), under statute or otherwise for (but not limited to) any loss of profit, loss of revenue, loss of anticipated savings, loss or corruption of data due to viruses or otherwise, loss of contract or opportunity, loss of goodwill or indirect or consequential loss of whatever nature including (without limit) any loss of a type described above which could be regarded as indirect or consequential and whether or not reasonably foreseeable by you, a third party or PHPH in connection with the Site.

You acknowledge and accept that all of the copyright, database rights and any other intellectual property rights which subsist in the design, layout, processes, functions, data and content of the Site are the property of PHPH, its information providers or licensors. The Site is owned and operated by PHPH. No part of the Site, its content or any of its underlying software and databases may be copied or reproduced, shared with third parties, reverse engineered, reverse assembled, or used to create any derivative work (whether in physical or electronic form) without the prior written consent of PHPH.
Use
You are permitted to download extracts from this Site on the basis that no material may be copied, modified, added to or distributed in any way. - Your password for your access to the PH Portal, MyPH.
- Details of your marketing preferences and whether you are happy to receive marketing communications via Email, Telephone, Post or Text Message;
There are generally no adverse effects for you if you choose not to provide your personal information. You will still be able to use our website to view properties, download brochures or request copies of them in person when you are in one of our marketing suites. However, without some of this information, we may not be able to communicate with you and/or take certain actions that you request, for example because this personal information is required to respond to your enquiries.

How do we collect your personal information?
Personal Information provided by you:
The main way that we collect your personal information from you when you provide it to us. This could be through our website or when speaking to one of our sales staff, either in person, via email or on the telephone.
Personal information provided by third parties:
Occasionally we may receive information about you from other sources (such as Estate Agents), which we may add to the information we already hold about you in order to help us provide our products and services to you.
We may receive your initial name and contact details from an introducer or other person(s) acting as agent on your behalf.
Additionally property sales portals (such as Rightmove and Zoopla) and social networks (such as Facebook and Instagram) may pass your information onto to us where you have given them permission to do this and registered your interest through an advertisement on one of their websites.
Why will we use your personal information?

The most common purposes for which we will use your information are:
General communication:
We will use your information to communicate with you and provide you with the details of properties that you have requested and to respond to any enquiries you may have.
Understanding your property search requirements:
- We will use the information that you provide to us to try to find the right property for you.
- We will use the details of when you are looking to buy to assess how interested we believe you are in making a purchase from PHPH.
- We will use the details you provide to us about your current property status and your funding arrangements to assess your ability to proceed with any purchase you may wish to make.
- We will use the details of the type of property that you are interested in purchasing; the above information and your direct marketing preferences to inform you about properties that we believe may be suitable to you.
Direct Marketing:
Where you have expressly given us consent, we may send you information about new property developments and or services which may be of interest to you. We will only do this where you have agreed to it and using your preferred methods of communication.
We will do our best only to send you information about news, offers and the latest properties that could be suitable for you. To help with this we will ask for information about you – the more we know about the type of property you are interested in, the easier it will be for us to find the right property for you.
You can unsubscribe/withdraw your consent and ask us to stop sending you marketing materials at any time by using the “unsubscribe” link at the bottom of marketing emails, by informing one of our sales consultants (with whom you have previously been dealing).
We keep a record of when we receive consent from individuals and regularly review consent to check updates to preferences. We act on withdrawals of consent as soon as we can.
Additionally and as required, we may use your information:
- To analyse and improve PHPH’s products and services
- For general business administration
- To comply with our legal, contractual and regulatory obligations
- To comply with court orders and to exercise or defend legal rights
What are the legal grounds for PHPH using your information?
- Depending on which of the above purposes for which your information is used, it will be processed on one or more of the following legal grounds:
- The processing is necessary for the performance of a contract to which you are a party or in order to take steps at your request prior to entering into a contract;

Your personal data may be shared with and used by other PHPH companies, that may have properties that are suitable for you.

Personal information about other people that you provide to us
If you give us information on behalf of someone else, you confirm that the other person has appointed you to act on his/her behalf and that:
- They have given their consent for their details to be passed to the relevant PHPH Group company;
- You will pass on a copy of this Privacy Policy to them.
Keeping your personal information safe
We will use technical and organisational measures to safeguard your personal information, for example:
- access to the PH Portal, MyPH is controlled by a password of your choice and your email address;
- our IT systems are protected by firewalls; regular software updates; anti-virus protections and intrusion detection systems; and
- we store your personal information on secure servers located in the UK and Europe.
While we will use all reasonable efforts to safeguard your personal information, you acknowledge that the use of the internet is not entirely secure and for this reason we cannot guarantee the security or integrity of any personal information
that is transferred from you or to you via the internet. If you have any particular concerns about your information, please contact us (see “How can you contact us?” below).
Transferring your personal information abroad
We do not intend to transfer your personal information outside the EEA. If we believe a transfer of your personal information outside of the EEA will arise, we will implement contractual or other measures to comply with legal requirements
on the transfer of personal information, ensuring that there is an adequate level of protection in place.
Where you are located outside the EEA then we will transfer your personal information to the UK and Europe where our systems and servers are located. This will naturally entail your personal information being exported back out to the jurisdiction that it originated from or from where you are located (for example when we reply to your emails or we write to you).
How long will we keep your personal information for?
Your personal information will be deleted when it is no longer reasonably required for the relevant purposes and we are not legally required or otherwise permitted to continue storing such information. PHPH will, in particular, retain your personal information where required for us to assert or defend legal claims until the end of the relevant retention period or until the claims in question have been settled.
The criteria that we use to assess how long to hold your personal information for in our sales and marketing database is a combination of whether or not you have previously purchased from a PHPH Group Company and when you last interacted with us.
Where you have not purchased a property from us, if we have not had any interaction with you in five years then we will remove your information from our sales and marketing database.
Where you have purchased a property from us, your information will be retained as necessary for the performance of ongoing contractual and legal obligations will have been entered into. Further information on this will be provided at the time of purchase.
Your rights in relation to your personal information
Subject to certain legal conditions, you have the following rights in relation to the personal information that we hold about you. These are:
- The right to request a copy of the information we hold about you;
- The right to correct any mistakes in your information;
- The right to erase certain information;
- The right to request a restriction of the processing of your information;
- The right to object to certain information and automated decisions being processed;
- The right to withdraw your consent to direct marketing;
- The right to transferring your personal information in a structured file (data portability).
